Life estate reserved

An individual may gift a property, such as a personal residence or farm, to a qualified exempt charity and retain the right to live on or use the property for life. Giving property to a charity and retaining a life estate provides a donor with several tax benefits. The donor receives a charitable income tax deduction for the present value of the remainder interest given to charity.
